Heritage Homes does not include closing costs in our new home prices. If your bank needs to have your closing cost added to the price of the home and deducted at closing we can work with you to help you and your lender in this process. A – Heritage Homes does not offer financing, but our Preferred Lenders do. You will have to speak with a sales consultant at your local office for more information about building with VA loan. Heritage Homes can schedule your Early Lot Inspection. We can even take a look at a piece of property you are thinking about buying .

A. All Heritage Homes are financed through conventional mortgage lenders no different than site built homes. Heritage does have a preferred lender program that offers clients many different choices in mortgages. Yes – As a matter a fact, the quality of raw materials used in modular construction is superior to site built construction. This is due to the fact that all of the materials have to be straight in order to fit in exacting tables and jigs to insure square and accurate construction.

A – Credit rating requirements vary with each lender. But we’re hearing many lenders want you to have a credit rating in the mid-600s for a permanent loan and some require higher for construction loans. Check with your lender because we do not offer loans and they vary with different lenders.

Q - Does Heritage Homes pay any closing costs?
It’s very affordable to add, and your sales consultant can give you information on pricing. But first, we will need to get a copy of your survey and know which home you want Heritage Homes to build for your family. You may also need to find out the subdivision restrictions and city or county required setbacks on your lot. Heritage Homes of Norfolk is located at the Heritage Homes manufacturing facility in Wayne, NE. We build throughout Northeast Nebraska and Southeast South Dakota.

A. The average process, from ordering your new home to moving in, is usually between three to four months. After your blueprint is finalized, your home will go on our production schedule and will typically start in our facility six to eight weeks later. Then, depending on the design of your home, it will take about two weeks on the production line to build the home. It usually takes another week for the home to be delivered to the site and approximately 3-4 weeks for your Heritage Builder to finish the site work and connect all the utilities. If you need or want a driveway, we do offer installing concrete driveways and sidewalks for $6.00 to $6.50 sq.
This cost is normally around $2,500 to $2,800 for up to 60 feet gravity flow hookup and about $7,500 if a grinder pump needs to be installed . Some families already have appliances so we do not add them to the standard price. However, Heritage Homes can add stainless steel, white or black kitchen appliances to your new home estimate.

What is not, is the SERVICE and extra special attention you receive from your distributor during this critical time. Those who advertise “buy factory direct and SAVE” only tell you part of the story. What they fail to mention is that they simply keep the profits, most used for service to run expensive 'buy direct' ad campaigns. Heritage Builder/Distributors receive hours of professional training on everything from design techniques, to how to handle service after the sale.

Our construction takes place indoors – out of the elements where the home is protected during the construction process. Heritage typically uses 20% – 30% more material in the framing of our homes to insure not only the structural integrity, but also a safe and secure trip to your building site. A – Heritage Homes does not pre-build homes in subdivisions. You can find the lot you like, and we can lead you to one of our preferred lenders to get a construction loan to purchase your lot, home, and other amenities as a package. We have a wide variety of standard plans, but our flexibility also allows us to work from your plan. Ranch, Cape Cod, loft, split entry and two story homes are all available and are shown in our design manual. All sizes and dimensions are nominal or based on approximate manufacturer measurements. 3D Tours and photos may include builder and/or factory installed options.
However, most of our Clients build from our standard plans sometimes with modifications for a lower square footage price than a custom design. We can mail you a package of “More House Plans” that are not on our website. A. Each region is different, but for the most, Heritage Homes can provide you with more value for your investment dollar than a conventional site built home.
